EMERGENCY PLAN FOR TENANTS

In case of an emergency, O’Byrne Estate Agents have provided the following courtesy
Emergency Plan for tenants to refer to:

An ‘emergency’ is defined as:
“Something that may cause harm to a person or property if left unattended”.

PLEASE REMEMBER:

In the event of an emergency, please do the following
1. Contact one of the relevant contractor’s noted below
AND
2. Email your Property Manager and provide details of the contractor who attended as well as details of the emergency itself plus advise if any follow works are required.

DO YOU BELIEVE YOU HAVE HAD A BREAK & ENTER?

1. Contact the Police and report the break in and obtain a police report number. Without obtaining the police report number, the cost of replacing and/or repairing any damage may be your responsibility
2. Email your Property Manager and provide details of the contractor who attended as well as details of the emergency itself plus advise if any follow works are required

If there is glass damage, you may contact the following:

ACCIDENTAL GLASS DAMAGE BY YOU OR YOUR VISITORS?

If you or any of your visitors have accidentally broken and glass then you may contact the following:

HOT WATER SYSTEM NOT WORKING
UNDER NO CIRCUMSTANCES ARE TENANTS PERMITTED TO APPROVE A NEW HOT WATER UNIT INSTALLATION

If it is a gas hot water system, check that pilot light is lit and working in the hot water
Unit. If the pilot light is out, you will need to re-light it. If you are unable to do this and you if you contact a plumber the cost to re-light will be your responsibility. If it is determined the issue was more than just lighting the pilot light it will be the owner’s responsibility.
If you are able to get the pilot light going and you still have no hot water you may contact one of the following:

DO YOU THINK YOU HAVE A GAS LEAK?

If you believe you have a gas leak at the gas meter please contact:

If you have your own individual property gas meter, and you believe you have a gas leak somewhere else on the property, immediately turn the gas off at the meter & contact one of the following:

DO YOU HAVE AN ELECTRICAL FAULT THAT MAY CAUSE YOU HARM?

WHAT TO DO IF YOU HAVE NO POWER or LIGHTS?

Check the circuit board/meter box to see the RCD switches are in the ON position
If they are and you still have no power or lights please contact Western Power 13 13 51 to ensure that this is not an area problem.
If Western Power reports that there is no problem with the power supply, then you may contact one of the following:

Email your Property Manager and provide details of the contractor who attended as well as details of the emergency itself plus advise if any follow works are required.
If the electrician attends and the fault is found to be with an appliance belonging to the tenant, then the tenant may be responsible for the payment of the invoice.

Turn the water off at the mains immediately
If the burst pipe is at the meter or on the road side of the meter then contact

Call Western Power 13 13 51 immediately.

HAVE YOU LOST YOUR KEYS OR LOCKED YOUR KEYS INSIDE THE HOUSE

Unfortunately the property manager is not available after hours or on weekends to supply spare keys, so you will need to contact a locksmith directly.

DAMAGE TO THE PROPERTY BY A VEHICLE

1. If there is Injury to a person call 000 for ambulance
2. Take details of driver and vehicle if possible.
3. Call the Police and obtain a police report number
4. Call SES (State Emergency Service) on 1300 130 039
5. If there are any burst water pipes, call any plumber listed above and turn the water off at the mains.
6. If there is any electrical damage, call an electrician listed above and turn the power off at the mains
7. Email your Property Manager and provide details of the contractor who attended as well as details of the emergency itself plus advise if any follow works are required

SEVERE STORM OR FIRE DAMAGE

1. Call 000 fire/ambulance & 1300130039 State Emergency Services if required
2. If there is structural damage to the house, flooding or electrical problems, DO
NOT stay on the premises
3. Email your Property Manager at the first opportunity and provide details

The following situations are not classified as emergency repairs and must be emailed to your property manager for the owner’s approval. If you choose to proceed with a repair that is not an emergency, the owner is not obliged to pay for expenses incurred.

1. General Repairs and Maintenance
2. Stove/Oven not working
3. Blocked Drains (unless they are overflowing)
4. Air conditioning not working
5. Leaking Taps (unless it is a burst pipe)
6. Blocked toilets (IF there IS another working toilet at the property)
7. Pest Control i.e. Ants, mice, rats, cockroaches, flies, silverfish, earwigs etc.
